There are many phrases that may run through your mind when you're looking to buy a home and start paying attention to the details.

There are some common myths floating around about the literal (and metaphoric) costs to build a new home. Here, we squash those myths. 

 

MYTH 1: Building is More Expensive than Buying

One of the first myths you’ll hear about building a house is that it’s more expensive than buying one. This would also mean you'd have to make a bigger up-front investment.

But over the years, you could actually save money by building your own home versus buying a used one.

When you buy a used home, you’ll sink a lot of money into repairs over time. New homes have all-new appliances and systems that will last for years without needing work. Plus, your new home will be more energy-efficient than an older home, saving you money on power bills and reducing overall home costs.

 

MYTH 2: Building a Smaller Home Costs Less

If you’re looking to build your own home, you may feel like a smaller house is your only option financially. But that's not true.

In reality, the price of your home depends on your design and the materials you want to use.

If you build a 1,500 square-foot house with high-end flooring, upgraded cabinetry, and top-of-the-line appliances, it can get pricey. But if you choose more affordable flooring and appliances, you could get a 2,500-square-foot house for roughly the same cost. It all depends on your priorities and your stylistic preferences.

 

MYTH 3: You Have to Make All the Decisions

Some people get intimidated by the thought of all the different choices and decisions that go into designing a new home. Like, which faucet type will perform best and what type of outlets are needed in the garage. Those looming details can seem overwhelming.

One of the big benefits of a pre-designed floor plan is that you don’t have to make every single decision. Your builder knows what’s going to work best for all the technical details. Leave the detail work to them so you can focus and prepare for the big things at the design studio

 

MYTH 4: Finding the Right Lot is Hard 

Before you can break ground on your new dream home, you first have to find the right lot. Many homeowners worry that finding the perfect lot is an impossible task. How do you go about finding a lot that’s in a good area anyway?

This is another area where your homebuilder can be a great resource. Your builder will be dialed in to the best lots in your area to guide you to which will work best for your needs. All you have to do is show up and imagine your life in your new home. 

 

MYTH 5: Building a Home Takes Too Long

One potential downside of building your own home is that you’re looking at long construction times. After all, it takes time to build a house from the ground up. You can’t get into your new home as quickly as you could move into a pre-existing home, right? 

Actually, building a house can be a quick and easy process if you’re working with a good builder. They're experienced in building houses like yours, and with proper management, the process can move along in great time.

Considering it usually takes at least three months to get a mortgage -- plus home inspections and uncontrollable delays -- you could end up moving into your new home around the same time as you would in a used home.

Don't let the myths make you lose out on the opportunity to build your dream home.

People will say building is more expensive than buying, that you won’t be able to get a big house, and that you’re stuck with whatever price your builder tells you. In reality, building can save you money, and a good builder will be able to get you a design and price that works well for you.
