3 Main Reasons to Buy a New Construction Home

Blog Homebuying 101 3 Main Reasons to Buy a New Construction Home

Searching for a new home mingles a lot of wants against a set of needs and divides by means.

Or, in simpler terms, you don't always know what you want, but you know what you need and what you can afford.

These factors drive home buying choices.

Today people prefer new construction homes over used homes. In fact, 60% of homebuyers would prefer a new construction home over an existing one.

For potential homebuyers in Texas and Arizona, these trends are the latest spin on the old American value of taming the land and creating something of your own.

New Construction Home Factors

There are plenty of reasons to get a new home versus an old home.

We've looked at the studies in buyer preference and demand. From that, we've narrowed down the list of reasons why homebuyers buy new. Here are the major factors that cause people to choose new construction as their top-tier choice.

1. Floor Plan Choice

Research conducted by the National Association of Home Builders (NAHB) compiled the most desired characteristics for homes.

What they found was a high demand for laundry rooms, energy-saving features and storage to name a few. Open floor plans were also highly sought after.

They also found there was a high demand for specifics in a floor plan tailored to individual buyers. Come to find out, personalized spaces were in high demand. When you choose a new construction home builder, you have a large amount of floor plan choices to choose from. This way you can pick the home that best fits the needs of you and your family.

2. Updated Practices

New construction homes benefit from being made with the latest construction materials and techniques.

These areas push the limits of HVAC units and have to contend with some interesting winter to summer transitions in terms of expansion heat. New materials hold temperatures better and offer more strength for less surface area.

Smarter home meters can measure and report incremental changes, giving a homebuyer a clear picture of which areas of the home use more energy.

Armed with this knowledge, homebuyers are cautious to go in on an older home that could cost thousands more a year to heat and cool.

3. Maintenance Costs

New homes also cost less to repair over time. Part of this comes from the updated practices just mentioned. The other portion of this comes from how much less it costs to deal with anything new versus old.

Maintenance costs are important to younger buyers, in particular, who want to sink extra cash into preparing for their growing families and paying off existing debts.

By the time a home hits the 20-year mark and needs major repairs or changes, a new construction home has paid for itself in terms of time.

Finding a New Home

Finding the new construction home you want doesn't have to be hard. But there are a lot of things to take into account before you can even enter the buying process. Start by looking at new homes in your desired location and understanding what you can afford.
