Congratulations! You've decided to build your dream home.

You're probably feeling a mix of nerves and excitement, since this is one of the biggest decisions you'll make in your life.

And now that you've decided to start this journey, you need to make sure it's done right.

Buying a home is a huge investment, and building one is a huge project.

To ensure the process runs as smoothly as possible, you should know exactly what to expect. Here's what we recommend you ask your home builder when you're starting on this homebuilding journey.

You've likely dreamed of exactly what the perfect house would look like from the color and style to the floor plan and paint colors.

As exciting as the building process can be, it can also feel overwhelming. You'll face countless options and decisions to determine exactly what your dream home look it. It's crucial that you get your vision across to your selected home builder as seamlessly as possible.

Here's where to start.

1. How long will the building process take?

This is one of the most important questions to ask when building a home. You need to know the answer to this question so you can plan your move and relocation.

If you're in the process of selling your current home, moving from another state, or renting a property until your home is done, you need to financially plan your exit. You also need to create a timeline for things like work, school (if you have children) and furniture deliveries. 

Every building process is subject to delays. Things like weather, supply issues and subcontractor schedules can all delay the process. Obtaining permits is also another process that can take time. That being said, a quality builder can still provide a rough estimate of completion. 

Ask your builder to give you a general idea of when you can expect the home to be done and move-in ready.

2. What's included in the standard model?

If you've visited model homes, you've probably noticed certain kitchen cabinetry or countertops, light fixtures, and flooring. Some of these features may or may not be included in the builder's standard model and price.

It's important to ask what you get with the base model (at the base price) and which features are considered upgrades. Some builders offer an allowance for things like appliances, lighting, and flooring. Anything above what's offered with the standard model will be an additional charge.

We do recommend making particular upgrades in the building stage versus down the road. 

3. What is your most popular floor plan, and why?

If this is your first time having a home built, you may not know where to start. With so many floor plans and options to choose from, you may benefit from some professional advice. 

Why not ask your builder which floor plan is most popular? While you don't have to select the specific model mentioned, it'll give you insight into what features a majority of homebuyers like best.

Perhaps it's the functional floor plan or the numerous upgrade options. Ask the builders which models they've recommended in the past to clients with your similar needs and taste. Also, ask if any of their floor plans are award winning. Gehan Homes, for example, has multiple award-winning floor plans to choose from. 

Ultimately, you'll select the floor plan that suits you best but asking questions about popular models can point you in the right direction. 

4. Is landscaping included in the price?

Think outside the box -- and outside the interior of your home. Landscaping is one of the best ways to boost curb appeal and create a breathtaking view from the moment you lay eyes on your new house.

But is landscaping included in the price of the build?

Most build packages include some landscaping features like basic shrubbery, mulch, and some small trees. Others leave a blank slate and require you to purchase everything within a certain amount of time.

Ask if landscaping is included and, if so, what materials and upgrades are available.

5. What types of home warranties do you offer?

As with any brand new purchase, building a new home comes with warranty options. Knowing the right questions to ask means getting the coverage and peace of mind you deserve. 

Post-closing warranty visits occur after move-in day to ensure that you're happy with your new home. At this time, you can ask additional questions and express any concerns. You can request a warranty service after 60 days and again at the 11-month mark. 

In addition to post-closing visits (which are scheduled in advance), you can contact the builder for assistance at any time during the first year. Emergency warranty services mean help is available even after hours, on weekends, and holidays. 

6. What do I need to do during the building process?

The answer to this home building question is usually pretty simple -- sit back and relax. While you'll have plenty of decisions to make during the building process, it should be relatively stress-free in terms of scheduling and the nuts and bolts of the build.

If you're buying a to-be-built home, it will be your job to choose the countertops, flooring, paint colors, and light fixtures -- you know, the fun stuff. You can leave the logistics to the builders. 

You may need to sign paperwork and perform walkthroughs at different points in the build, but at the end of the day, the heavy lifting falls on the builders.

When you choose a reputable builder you can trust, it's easy to relinquish control and let them handle the particulars while you focus on interior design and furniture shopping. 

The simple solution is: if it crosses your mind, then it's worth asking. Your home builder should all but hold your hand through this process to make sure all your questions and concerns are answered and heard.
